    What does a typical bathroom remodel cost?

    5' x 8'. Remove everything, new drywall, etc. Nice vanity, granite countertop. Moving the sink and toilet.

    Just got a quote and think it's pretty high, but have no frame of reference.

    We had ours done last year. It was about $20K.

      That seems about right.... complete gut with granite tops, lights out ceramic tile, jaccuzi tub, new tub, high quality fixtures, electrical, plumbing, lights and of course, speakers.... easily at least $15K. Especially when you consider the drop in molded tub and three piece surround guys usually get like $5K just for that.

      Damn.... maybe I should start doing bathrooms.

        Wait a minute.... are you SURE about 5' x 8'? That's the size of a sheet of plywood! The tub alone is 3' x 5.' Are you sure this isn't just a "water closet" with a commode and sink? In which case a total gut with drywall, electrical lights, commode, granite counter top (for that itty bitty sink, just buy the fake granite top for $100 at Menards) could be done for about $5K max.

        Except for the "moving" of the sink and toilet.... in which case all new plumbing new floor and sub floor.... adding around $2k - $2.5K. But geesh, "moving" the two in a room the size of a sheet of plywood.... why bother? Besides, all of the plumbing most likely shares the wall behind the sink and commode with another bathroom right behind it. The sinks share a vent pipe (the one that goes up through the roof helping the sink drain properly) and all of the hot/cold water lines. it would be a major PITA to try and run all new vent stack and plumbing just to move stuff around in that small space.

            I was recently involved in a total remod of a bathroom but it was huge compared to what you are talking about with granite, whirlpool tub, new shower with a bunch of jets, etc. and it was under $30k.

            if you are really talking about 5x8 then it should be pretty cheap. you can get such a small amount of tile (stone, slate, marble whatever) cheap. granite will set you back just a little bit (my guess is under $1000) due to the size, again you can find a remnant if you like to shop and bargain hunt.

              I do small remodel jobs so here is my opinion. I don't know what your situation is with trades, permits etc. High end? Low end? I mean Craig probably has a couple of Greek statues in his bathroom plus indoor parking...

              If you have to bring in a general contractor with specialized trades the price can go up significantly( plumber, electrician, tile guy etc.). On a small job like yours I do the whole thing myself and it takes between 80 and 120 hours (multiply by a reasonable hourly wage). Add to that whatever you like in the way of bathtubs ( from $100 to a couple $1000 ) toilet ($100 to $800) faucets (you get the idea), tile ( $1 a square foot to 40$ a square foot) , shower door, ceiling fan, light fixtures, vanity etc. To that add another $1000 in general materials (wood, plywood, drywall, mud, wire, pipes etc...). Cheapest would be 7000$ or 8000$ for the complete remodel.
              Extensive use of tile adds significant amounts of time to the job (i.e. doing all the walls)...

              So basically, if you add up your materials and subtract that from your quote the amount left is what the guy is making for labor.

              Sorry, I just noticed you are moving the vanity and toilet. This can be a major annoyance and would certainly bring the job to the higher end of the labor scale. Plumbers around here are in $70/hr range and charge time before and after for transportation. With materials you are probably looking at around $1000 to move those two items depending on where you move them...

                To give you a point of reference here are some before and after shots. I did mine a couple years ago...it was a complete gut job.

                As you can tell this is a really small bathroom and it cost just a little over $15,000. We did use higher end fixtures though.

                So in this down market and with less expensive fixtures your cost should be considerably less.

                  Wow, I *built* a bathroom of similar size (5'x10') for probably only $2500. $650 for an upflow toilet, $500 for a shower/tub, I think ~$900 for vanity, sink, and granite top, and the rest for tile, trim, door, plumbing supplies, etc.

                  It was a bit of work, but not that hard.

                    If I could have done it myself I would've but, unfortunately, my life adventures/schooling has never covered electrical or plumbing.

                    And between audio and online porn my internet research time is precious to me.

                        I am about to also do a remodel on my bath and my budget is quite a bit less. However, I am utilizing the existing vanity which is a built in, and am not moving anything. I am removing a 4' shower stall, enlarging the shower to 5' and adding a glass door. I'll do the finish work and electrical, but I am hiring a tile guy. I buy all the supplies. My tile labor is going to be $2500. I already have the tile which I bought from a contractor friend who bought it for a job that fell through ($150 for 300 square ft! of medium grade tile) My budget for new toilet, fixtures and supplies is another $2K, so $4500 total but I will probably have 40 hours of my own labor.

                          I just completed a bathroom remodel. Well, that isn't toally true, I still need to do the trim work and put up the granite shelves. I ended up at a little under $3,000 doing the work myself. I used some pretty nice fixtures (danze oil rubbed bronze), granite vanity top (custom 3 cm, not off the shelf stuff), and I tiled the shower from floor to ceiling. I could post some pics if interested. Tile: $400, grout & adhesive: $60 backerboard:$50, shower floor pan: $200, Vanity & over john: $400, 31" granite vanity top & shelves :$600, light fixture:$100, shower, faucet, matching accessories:$550, new trim, stain, paint:$200, decent shower curtain and rod:$50, misc stuff:$100.

                          I didn't get a glass shower door yet, but a decent one looks like it will be $800 for what I'm looking for. I never would have imagined that 1/2" thick tempered glass doors were like $1500!

                          So, $3500ish for the DIY route for stuff that I'd consider to be pretty nice including the door. Figure on it costing the same for labor, plus adding in the cost for drywall and light work, and I think the estimate of $7K-8K is pretty accurate.

                            Just completed a 5x8 bathroom last year. Total gut job.
                            Had one quote beforehand that was around $8000 -
                            ended up "helping" a friend that is in the business with
                            him doing it as a side job. I bought everthing -from sheetrock and
                            insulation to fixtures and paint. Went mid-to higher
                            end on all the fixtures and added a skylight (thanks John for
                            that Wesco skylight recommendation!) and my total cost
                            ended up around $6000 -with only the plumbing subbed out
                            . All the **** adds up bigtime!
                            Even for that small crackerbox room.
                            I thought that the initial quote I got was high - but he
                            was "in the ball park". I would guess that your fixtures
                            would cost you anywhere from $2000 (low end) to
                            $6000 (high end). You've got bathtub/faucet/sliding doors/
                            toilet/vanity/sink/faucet/mirror/fan/lights/bars/shelving/tile/grout/
                            sheetrock/paint/trim/door?/lock/ etc... not to mention
                            labor and subcontracting plumbing/electrical.

                              In September of 08 Hurricane Ike rolled thru St.Louis with major flooding and massive sewer back ups.. Our Family room bath room was where the sewers erupted..flooding 2 complete levels of our home in a matter of a couple of hours.The walls were cut at 2' off the floor in the beginning on 2 sides of the room,I went ahead and took them completely down along with all the other walls except for the closet area.

                              Any way..we had to completely gut it..bust up the flooring and install new waste lines in the floor and wall for the sink.We replaced the water lines for the toilet and shower with all the cutoff valves and installed a new mixer valve for the shower..We had to replace the shower,vanity,toilet all of the eventually drywall and 1/2 the ceiling along with new doors for both the closet and the shower itself. Originally we had a 3x5x8 full slab marble shower enclosure and ceramic tiles with mid grade accutiments. When we remodeld it..we went with low/high grade tile for the floor and shower..with high end fixtures..The plumbing cost was extremly high on the bids..this was with them jackhammering up the floor and removal of the waste lines.and doing all of the plumbing install of the sink,showerdoor,toilet..What started out as having to bust up what you see here moved out into my family room for another 4' Once the floor was up,we found that the waste line had been split further back than we originally thought.So I had a real time of it with that.The stacks were snapped off and replaced from 2' above the floor and all of the water lines replaced as well.ONce this room was done I finished redoing my audio cabinet right out side of it on the adjoining wall.This wasn't included in the bathroom bid

                              My bathroom floor is 4-6" thick with 1/4" rebar and stell wire in it.. I ended up getting my own jackhammer and doing the grunt work of gutting the entire bath room out including the flooring so the waste/water lines good be replaced.I also painted the room and installed my own mitered base board.I also installed the new glass shower door,toilet,granite topped vanity/sink,and hung the new mirror and light fixtures.

                              If you can manage..do some of the work yourself. Every bit you can do will reduce the cost.For an example..if applicable for you..The clean up from the demo required a 20 foot roll off dumpster..My bids for getting a dumpster and hauling out all of the trash was $1500 $1750-$1900..I got it myself and paid $250 dollars for the dumpster rental. Painting is another way to save..it may only cost a few hundred in your area..but..a few hundred here and there start to add up by the end of the project.

                              My initial $20k remodel job on just this bathroom from the flood was cut by over 1/2.It allowed me to install some really nice fixtures and have a much higher grade tile.You wouldn't think such a small space would cost as much..but..depending on what you put back in and how much labor you can put forth will make a world of difference
